Flat roof on extension - will it leak

Hi
We've just seen a house we really like and was wondering if anyone can advise us from experience if a flat roof (laid with EPDM) will leak after a few years. Is it durable. I took some photos and following some rain an hour before the viewing I can see some small puddles and there seems to be some mud like stains around the edge of the skylight. Can anyone reassure me?

EPDM is a perfectly good building material, but flat roofed extensions are usually a compromise from a design point of view and usually look less good aesthetically.
Also, once one cuts a hole in any roofing material, the seal against the elements is only as good as the way that hole is sealed.
With roofs like this, questions you need to ask are whether there is any guarantee for the work, how long is it, is it fully insurance-backed and is it transferable to a new owner?
I can't reassure you regarding the aesthetics. I got rid of mine because the property would never have been worth renovating if I'd left such a hideous structure stuck on the front.0 -
EDPM is the new flat roofing option of choice. It is more durable and reliable than the old felt method and on an extension like that is probably one piece, making it far less likely to develop leaks.
Clearly the success of any roof lies in how well it has been laid.
You're better looking for any staining inside than the outside. Outside is dirty, no surprise.Everything that is supposed to be in heaven is already here on earth.

I can't get the links o work, but what matters is whether there is damp inside.
Of course, no roof should be actually flat - there should be a slight fall to allow water to run off to one side into a gutter. If the fall is insufficient and water is 'puddling' on the roof, then a leak is eventually more likely.0 -

I would wonder how well this roof has been fitted. There seem to be some uneven parts where it has not been laid flat, especially visible in the second photo.

I have a flat roof on my garage. It is leaking a bit. Flat roofs will start to leak at some point, but as said above much more less likely or durable if the roof is done properly with no pooling and a slope.
Looking at the photos there is pooling which would worry me, but it just needs fixing and certainly not a deal breaker.
I would have preferred not to have a flat roof garage but it wasn't a deal breaker for me.0
